My wife and I had a wonderful three night retreat here. We were looking for somewhere quiet, where we could sit by the ocean and read and chill. This was perfect. The service was great and everything on the menu was delicious. We walked to the Mezzanine for Thai food one night, which was great! Villas de Rosa Beach Resort was great. If you're looking to escape the mega resort trap and get out on your own, this is the place for you. The staff was soooo great. We booked a standard bungalow with garden view but it was a room not a bungalow, so the next day we changed it to a bungalow with beach views. The hotel is very close to the ruins. Good location by the beach. Good seafood in the restaurant for a good price and gentle staff. Highly recommended it.

This place was absolutely beautiful. They have their own private cenote. It's quite away from dining but would definitely stay here again. Oh and only downfall is that AC can only be used from 9pm - 7am.
I will recommend Papaya Playa Project to anyone traveling to Tulum. The area is absolutely stunning & there is so much to do. The service was outstanding and Javier was the warmest of them all. Sana and its entire staff was absolutely top tier. The facility was clean and refreshing as a change of scenery of the “”Tulum” aesthetic. I’ve never been to Tulum and in booking this property it is close to both popular beach clubs of MIA and TABOO… the ocean was steps away from my room and as this was an adult only property it wasn’t wild with young folks running around.
