"When you first arrive the outside appearance of the hotel is terrible. Paint peeling off, name letters missing, and plaster falling off. However, all the public areas are excellent internally.
I had a standard twin which was fine, although the shower was quite old and inflexible. The beds were very comfortable and so otherwise the room was fine. The sea view makes it!!!!!
I stayed 6 days, so I felt my room should have been refreshed more than once, but that was a personal gripe.
The food was excellent and very reasonably priced.
All the staff, without fail, were excellent. Cheerful, helpful and seemed content, which seemed to filter down from the management.

"A very comfortable hotel. The impressive foyer and classy piano bar reminded me of a cruise liner. The whole of the hotel looks to have been recently repainted and all is very clean and well maintained. I would have no hesitation in staying there again. Ps. "Kings House is the oldest guest house in Douglas and Miriam and Robin have taken on a big project to renovate this beautiful house. They are gradually renovating the house so certain aspects have not been completed but this wouldn't put us off returning.
Miriam couldn't have been more helpful, nothing was too much trouble. The breakfast was really great with good quality coffee made fresh in a cafetiere.
The bedroom and bathroom were clean, and the shower good. The room was serviced each day and a plentiful supply of quality teas, coffee and hot chocolate to have in your room with lovely biscuits refreshed each day.
We stayed 4 nights to meet up with friends and they were equally pleased with their sea view room.
Nice quality towels and a heated towel rail so they were warm and dry each day.
Kings House is in a great location and easy access to the electric railway station and horse drawn tram station. We thoroughly enjoyed the walk along the promenade.
Don't miss Summerhill Glen very close by. A beautiful wooded walk with bluebells and wild garlic when we visited and some other additional surprises."
