"Great location, updated, comfortable rooms and very helpful, friendly staff. We had a fun time using the bicycles they have available (included with the stay) to ride to the beach!"
"Was a really nice place to stay you walk right across the street to a beautiful clean beach . Everything was about 7 mins drive away if you wanted to go anywhere . Hotel staff were friendly and accommodating. Will be staying there again on my next trip . Dayna"
"Perfect location and so close to the beach. We loved that it is so close to everything and so cozy. Nice beachy decor too. Owners and family very friendly and so nice.
Thanks for a great week!"
"Staff was so kind and helpful, the bar/restaurant attached was fantastic, room cleaned every day, and just the perfect spot for a little getaway or vacation in Naragansett."
"Phil and Ann's was the perfect place for my quick visit to Charlestown. Room was clean and comfortable, and check in/check out was smooth. Would highly recommend!"
"Decent place to stay near Newport and Narragansett. Few loose hairs on bed and in shower on arrival. Towels had stains. Lock on door was half broken.
Bed was comfy, location good and good price."
"Gorgeous room with a fireplace and deck, dinner was marvelous as was the breakfast/coffee bar.
It's a special place, I'd love to go in the warmer months and hang out at a fire pit and use the spa services!"
"We have stayed here many times and have never been disappointed. Rooms are spacious and clean and staff is friendly and accommodating. Food is also good."

Big clean room, fire pit was awesome, breakfast options were top notch, we travel often so thats a statement, best stay in awhile. Didnt use but gym looked good, pool room was too warm but noce clean area.
Beautiful B & B . Staff was very friendly and helpful. Breakfast was amazing. Location was perfect! Close proximity to shops and restaurants. We are already planning to come back next year.
We had a great stay here. It was perfect for the early risers we are and a 2 minute walk to the Easton beach. The 2 bedroom suite was perfect for my daughter and I and so we had time to hang in the living room and enjoy a movie together but our own space to read and relax at night. No sharing a bathroom was a huge plus! lol The Cliff Walk and mansions were all in walking distance as well and we took full advantage of that. Flo’s clam shack next door and Clementine’s ice cream were big hits and...
The property was beautifully maintained. Our room was so relaxing to stay in with the fireplace and jacuzzi tub. The owners were amazing, kind, and so hospitable. The daily breakfast is so amazing and plentiful, and the afternoon wine and cheese is a great way to relax after a busy day. Centrally located inn, and parking on premise. Would definitely recommend to stay here. Looking forward to coming back to visit Newport again!
This is the third time we have stayed here. Just one night as we passed through visiting relatives. This time we had a suite with the loft and it was the whole family-including three small children. Very roomy and nice. The location is downtown Newport. The parking is GREAT. You can leave your car right in front and walk anywhere. The staff was incredibly pleasant. The morning continental breakfast was very nice and had a pretty sitting room with nice views to enjoy.

Every step of the way was perfect! The grounds and house are beautiful. Our rooms were two apartments with beautiful views. Olivia told us about the cupola - we saw a full moon and an incredible sunrise up there. Olivia , the manageress, was lovely, helping with our bags, telling us the history, showing us the speakeasy . All in all, a 10! We will be back !
Great location and the hotel is very clean and in excellent condition. Thought the price was high for the time of year (mid- Oct). We were just there for a night so I thought it was crazy that we had to pay a resort fee considering the restaurant was not open and we were told we had to be out by 11:00am because they were closing the hotel for the week. Other than that the staff was friendly and we enjoyed our stay.
The extra is what makes this a great value for your money. They give a free breakfast buffet each morning. A full buffet...not just a continental breakfast. The omelets were spectacular. There is a Wine and Nibbles get together every afternoon. This was a way to meet other guests and the staff...it was multiple white and red wines and plenty of foods...The property which I stayed in had a beautiful porch with chairs and tables. My wife and I used this for lunch one day.The staff was very helpful...
The room was good, very clean, beautiful view every day, excellent restaurant. It was the best meal we had on Block Island. The only complaint we had was when there was a musician in late afternoon & we were told we couldn’t have a drink, seemed a bit ridiculous. Would highly recommend !!
We loved this hotel and it was perfect for our 2 young kids. It was an easy walk to the wharf and heart of Newport. Our kids loved playing in the indor and outdoor pools and there were plenty of lounge chairs and tables. The suite was spacious and we loved having a dining room and sitting area for the kids to play and eat.
got in on the last ferry and made the quick walk to the Manisses. check in was a breeze. the room was beautiful we entered thru our own private porch also spetacular! bedroom was a nice size and the beds were comfy.
Had no idea that there was no bar, restaurant or breakfast. There was coffee in the morning. Rooms are nice but very small as well as the bathroom but if you are use to living on a boat it feels large! Location was excellent!
