This place was a hidden gem, so adorable. Room was cute but there were really bad stains all over the carpet which was off putting. Restaurant was adorable but had a very musty smell inside. Loved eating in the atrium and garden area. Overall a comfortable 1 night stay. I would just recommend replacing the carpets and doing some deeper cleaning in the restaurant/bar.

Little gem with easy access to Lymington and the new Forrest . The staff were very friendly and helpful the food was good , plenty of off street parking and the property had a unique feel , with the river passing through the property with small bridges passing over the various water ways . Loved it

Lovely setting and good stay with great staff. Few things would have made it excellent. 1.dont send me an email telling me i could have got a better deal booking direct before I have even arrived, I cant do anything about it at that point and so I was annoyed , send it to me after I've had a great stay to encourage me to rebook. 2. Hearing music from the bar at 7:30 am wasnt the most relaxing start to my stay. 3. Better signpost to the bigger car park would be really helpful if you are coming in from Lymington.

We love the laid back feel of this pub with rooms and love the quality of the room fixtures and furnishings; we were pleasantly surprised with the quality of the rooms which exceeds expectations on face value of the pub itself. This pub/b&b has such potential and is in a wonderful location next to a stream which is beautiful, but sadly was let down by everything being very grubby in the pub itself!! We sat next to an internal window ledge for breakfast one morning and all of the ornaments & glass was absolutely filthy and covered in dust! Put me off my food! The windowsills all around the conservatory were filthy and covered in dead flies. The tiled floor was beautiful but was absolutely filthy too. Our room, however, which was located in the house next door to the pub was very clean, but tired in places. The wood on the bottom of the bathroom door was coming away and the loo seat was loose. The room itself was a great size. The bedding was excellent quality and the bed was huge! We both slept very well. The addition of a Dyson fan in the room was a very welcome sight, especially as we stayed when it was the hottest day in the UK!! 😱 the food was average so we only ate there twice. The outside wooden tables needed a good clean. If the place had been cleaner, we would definitely have stayed again as it is in such a great location, but sadly, we won’t be returning.
