Clean and nicely decorated space with excellent staff. Conveniently located near the Menil in a safe and quiet neighborhood. The owner was very responsive to messages and was welcoming throughout stay. Highly recommend and will definitely be returning in the future.

Cool space with a personalized touch

Modern B&B is a cool space with a personalized touch and a fantastic breakfast -- and the price is very reasonable. We were in town to move our daughter into college and had arranged ahead of time to have a few items shipped to the B&B while we were there. When one package arrived two days after we had checked out, Lisa, the proprietor, very kindly brought the package to my daughter at college. Talk about going above and beyond! (Also, the space is very cool and funky and we enjoyed our conversations with the proprietors, staff and other guests.)

Modern B&B is in a very convenient location for visiting Houston. We found the hosts to be very friendly and accommodating, our room very spacious, and clean. Breakfast had many options including cereal, toast, yogurt, fresh fruit, oatmeal, eggs (cooked how you like), coffee, and juice. Parking is a bit tight, but our only real (small) complaint is that the room was quite warm, as the afternoon sun shone on the west-facing wall. Downstairs was a large, shared kitchen which was nice and cool by comparison. We would probably stay here again on another visit to Houston.

Quirky, beautiful architecture with great common spaces. Lots of stairs, which might be a problem for people with mobility problems. The hosts were fabulous, the breakfasts were good. We plan on returning when we are in Houston.

Great B&B

Modern B & B is located in a quite and safe neighborhood. I slept comfortably and it was very silent. It has easy access to downtown, Museum district and so on.You will need a car. I went solo. but it is suitable for couples and family. The host of the Modern B&B is very friendly and helpful. The breakfast was very nice as well. I will stay in with them on a future trip to Houston.

It was okay.

Hotel itself is weird. I did love the location due to how close it was to the main attraction and downtown. A lot of food options around. I did find stains in the bed sheets, and on the towels. Pillows might need to be upgraded due to how flat they are. Shower water would take a couple minutes to get warm, if too hot and tried to change it, it’ll get really cold and take another couple minutes to get warm.

Lisa was really sweet, and helped us out a lot . Place was semi clean, we did find two live roaches. Parking was okay , sometimes we had to park pretty far from our actual building which was a little inconvenient since I had a surgery. Breakfast was included but it was really just omelettes, fruit and granola daily. Would have liked some range considering how long most people stay. The people we shared a building with were extremely loud and were always burning food stinking up our entire bedroom… but other than that it was decent for what we needed.

Cute and Convenient

Lisa was very welcoming and recommended some very cool spots for us to check out! The B&B is located in a cool LGBTQ neighborhood and we loved that vibe! It wasn't bad for our 1st B&B experience. The only complaints I have are no control of the thermostat (we like it cold and it was 73-75 degrees in there) and limited parking. We only saw spots for 4 vehicles. If there were more options, we were unaware.

The heart of Houston

We loved meeting people at the B&B and the breakfast was fantastic! I also loved being at the center of Houston which was within walking distance of museums and galleries. Our room was small and certainly adequate, but not exactly what I expected. There is no outside window, but a door with a glass pane provides outside light. Service is good. When we had problems with the internet (slow) and TV (confusing) someone came to help right away. Parking was off-street, but the parking shelter erected had obstacles stored there and we couldn't get the car completely in. It was a little hazardous to walk through that area in the night. I would stay here again, but would look at other rooms. Since most rooms are on higher floors, I also wouldn't pack a lot to keep from lugging suitcases up and down flights of stairs. The main reason I'd stay here is the breakfast and meeting interesting people.
