I was in Franklin for just one evening and had booked at the Franklin Terrace Bed and Breakfast. I had not noticed that I was not on the first floor and since I have issues with stairs I mentioned this to Paul. There weren't any rooms on the first floor so he offered to give me a refund if I wanted to go somewhere else. I decided it would be ok for one night if I just used my backpack and left my suitcase in the car but Paul figured out a solution in a larger cottage room that I could use and not have any stairs and he didn't charge me for the extra cost. There were a lot of things going on at the place when I arrived, the AC was being fixed, a window had been broken in one of the rooms and Paul was dealing with that besides finding me the perfect room. Breakfast was delicious and during that time Paul told us about the history of this B&B. Paul definitely made the stay welcoming and made sure I had everything I needed.

Our stay here was very relaxing. The home is very old and that gives it such personality. Loved the old furniture, pictures, decorations, etc. Our host made an amazing breakfast with homemade strawberry jam and whipped cream. Would stay here again next time we go to Franklin!

The host and staff were awesome. Really nice sized bed and breakfast in the heart of Franklin. Only stayed for a night in the Baron room but it was so inviting and enjoyable. The breakfast spread was awesome and we really appreciated The host. Just had a great stay and hope to stay for a longer period of time next visit. Highly recommended!

Beautiful old house with lots of charm. The host, Paul, was extremely accommodating and went out of his way to make sure that our stay was comfortable. The rooms were well setup and comfortable. Breakfast was delicious and adjusted as necessary. Will stay here again when in Franklin.

We loved that the property was close to town but very quiet. There’s a wonderful view of the mountains from the second floor wrap around porch. It’s a quaint establishment with some history. We enjoyed two outstanding breakfasts. Paul is a gracious, friendly and knowledgeable host.

Iffy way to escape fire. Cushions on porches dusty and dirty. Very old building in need of maintenance. Part of floor rotted in bathroom. Very small shower. Innkeeper nice, but failed to bring extra towels when requested. Breakfast good. Mattress hard.

The whole stay was splendid. Paul is a wonderful host, a phenomenal cook, and a kind person. Our room was beautifully decorated, and the shower was a huge bonus to me. I love a piping hot shower, and detachable faucet so that I don’t have to get my hair wet or humid. Hardly any place has that! Our room did! The house has an interesting history, and I love the fragrance as you walk in. Like years of good breakfasts with bacon and coffee, nice furniture polish and books. It will be our go-to place in Franklin to stay!
