The room was very clean , two fans which were much appreciated in this heat, lady on reception was helpful and friendly, the bus stop outside was very handy to get to the station and only a few stops. If I had to be picky the bed wasn’t overly comfortable for me , and I didn’t manage to get hot water in the shower but didn’t have time to mention on way out, I would stay again, beautiful park nearby also .

This boutique hotel was, by far, the biggest positive surprise of the last 10 years of travel. It was simply exquisite! I don't think I can do it justice. From the street, it doesn't look like much. And then you get behind the doors, and there's gardens and multi-levels, all unexpected. The beds were incredibly comfortable. There were secret gardens and decks. Seriously, I just can't say enough about how much we loved this hotel! The decor was full of antiques and unexpected turns. Top it all off for breakfast was absolutely outstanding. I was expecting a few pastries and coffee. They had such a beautiful layout of food. Our loft room had beams and skylights, and a beautiful bathroom. The owner and his staff were friendly and helpful. Absolutely fabulous!!!!

The accommodation was very clean, comfortable and well maintained. The en-suite is tight, but perfectly usable and the shower was very good. I only stayed one night, but the guest house was really good value, a short walk to the centre of Balham and access to transport links to the centre of London. Highly recommended if you want functional not luxurious and very reasonably priced.

Nice basic hotel in pretty & quiet street. Good location for visiting family who live 20 mins walk across tooting common. This is stones throw from the common & its cafe. Set in nice residential area. Taken a star off as mattress was a bit hard for me but to be fair I have got a very soft one at home that I’m used to. Room bit basic but ok for 1 or 2 nights.

This was in the perfect location for where I needed to be for a friends party. I was able to check in early as my room was ready. The bus stop outside went to where I needed to go and Tooting Commons right on the doorstep for a walk in the sunshine. Everything was clean and functional but I was there on the hottest weekend of the year and I missed not having air conditioning!! 11am check out meant I didn’t need to rush in the heat. Would thoroughly recommend.
