Convenient location, tired room but cheap
The bad parts: the room looks very "tired", especially the bathroom, and cleanliness in the bathroom was not spotless (there were hair on the floor when I checked in, angles and harder to clean spots are not clean). You can pay a reasonable price to get breakfast but honestly the available meal set choices(3) weren't very appealing to me. Air conditioning is centralized and as such I wasn't able to get colder air in the room - it was too hot for me. The fridge was very, very noisy and the compressor would easily wake me up. Good things: Nice staff. Allowed early check-in (by 1 hours) without problems. Much bigger room than what you'd normally expect in Tokyo for the price, and the room gets cleaned everyday too. I think this is one of the very few hotels where I got a fridge with a freezer compartment. Free water bottle everyday, and (usual in Japan) kettle with cups and teabags are provided. I was on the bus station side of the building so no train noises for me. Very convenient location right besides Nippori station's North exit, right on the Yamanote line and with easy access to airports, especially Narita. Many kombinis nearby, including a 7-Eleven if you need to retrieve cash. Good wifi. In the end: recommended for short stays, or if you prefer to save money on accommodation. It's a typical budget hotel with a very convenient location, probably appealing better to business customers, the room feels old but this is what keeps the prices so low.

Super great location! Skyliner train gets you to and from airport non-stop even if you have a lot of luggage this was great. Taxi was estimated at $250.00. Train was less than $50.00 for 2 people. Bus station right out front of hotel so getting around town is easy once you get it figured out. Definitely recommend. Hotel is a little older but clean. Don’t speak much English but work with you.

Super close to the Nippori station
The hotel was very close to the station and it was very convenient for my schedule. Easy access to the Narita airport by Keisei Skyliner.
