The property was nice and in a good location. It could use better signage outside since we pulled up and the only sign was a "M". The doors should be unlocked during the day and the offsite parking was a joke .

The breakfast was delicious!! Beautifully set out and in a lovely space with a view of the Lake and nearby restaurant patios. The room was well thought out and comfortable. But no luggage stand or place to set luggage.

New and very clean hotel. Staff was very helpful, but AC in the rooms were not working efficiently. Breakfast had a very short menu.

Amazing 4 night stay at the MÍMESIS 11. My girlfriend and I stayed here in June during the strong heatwave and this hotel was perfectly located. It's literally outside the ferry return stop and has a handful of bars and restaurants on the door step. Possibly the cleanest hotel I've ever stayed in. Lovely breakfast and the most helpful staff. The only minor negative was that the air conditioning is controlled by reception and ours had a fault during our stay, which meant it was a little warmer than we'd have liked. But the staff were super helpful and it was being fixed as we left.

The room was perfect, great bathroom space. Wonderful breakfast. Lots of restaurants around to walk to. The best part however were the 2 younger staff members. They were extremely helpful, lovely and hospitable. I will definitely be returning next time to stay here again.

A renovated hotel with a wonderful polite and helpful staff. The hotel is near to the shops and restaurants The breakfast was over the average. Theere was sky TV and the WiFi was fast. Unfortunately I payed much more of the real value of the room. I don't think any cost over 200 euros can be right. I payed 600 euros per night. The junior suite is around the lift or in other words the lift is in the middle of the room. The lake view is just a window. Thank you all the staff and specially mr Dmartin.

Delightful small (11 rooms) hotel. The staff could not be nicer or more helpful. The rooms were well appointed and very clean. We stayed in a room with a pleasant area for sitting out. There was a very good choice at the breakfast buffet, which is taken on the terrace. It is in a convenient situation, just a few steps from the lakeside with all its cafes & restaurants and very close to the funicular. However, this means that it can be noisy outside with music and general sounds from the restaurants nearby. And on a Saturday evening it seems to be the thing to drive fancy cars (think Ferrari, Porsche...) along the street. On the plus side, the double glazing means that you don't really hear it inside the room.

I had a wonderful stay at MIMESIS 11 Boutique Hotel and can highly recommend it to anyone visiting Lake Como. The hotel is beautifully designed, exceptionally clean, and offers stunning lake views in a peaceful setting. Every detail reflects care, quality, and attention to guest comfort. What truly made my stay special was the incredible hospitality. The staff were consistently professional, friendly, and attentive, always willing to help with a smile. Their genuine commitment to guest satisfaction created a warm and welcoming atmosphere throughout my stay. I would also like to express my sincere appreciation to the owner’s wife. Her kindness, hospitality, and personal attention to guests added a unique touch that made the experience even more memorable. It is clear that great passion and care go into making every guest feel valued. The breakfast was excellent, the service was outstanding, and the overall experience exceeded my expectations. Thank you to the entire team for an unforgettable stay. I look forward to returning in the future. Five stars without hesitatio.

Rating: 10/10 Our stay at Memesis 11 Boutique Hotel in Como was flawless from start to finish. The owners and staff are extraordinarily friendly—genuine hospitality that made us feel truly cared for rather than just checked in. They were incredibly helpful with every request and went above and beyond by organizing our wedding anniversary at a beautiful restaurant, turning a special day into an unforgettable memory. The hotel itself feels thoughtfully curated: intimate, stylish, immaculate, and comfortable—exactly what you hope for in a boutique stay. Communication was smooth, check-in effortless, and we always felt at ease and well looked after. Memesis 11 is the kind of place that elevates a trip from good to exceptional. Perfect for couples, special occasions, or anyone who appreciates personal service and attention to detail. We can’t wait to return and recommend it wholeheartedly. Thank you to the entire Memesis 11 team for an outstanding experience.
