After reading some of the reviews we were considering cancelling but I’m sure glad we didn’t! Check in was easy, the room was simple but had everything we needed and most importantly had a terrific view and great air conditioning! We were 2nd floor beach front and wow what a way to start the day!!! The hotel was a little noisy at night (but not the hotel itself, it was from a nearby beach volleyball tournament and locals playing boom boxes on the beach haha). I’d say it was reliably quiet from 11:00pm-7:00am which was pretty much our normal sleep schedule so no issue for us. If I had my young kid and baby on the trip it would have been a problem however we didn’t so was a great hotel! Great location, walkable everywhere and safe. Free breakfast was a hot egg or French toast breakfast with coffee and was right on the beach patio. Not a five star hotel but for the price i would definitely recommend!!

I never write reviews but this time I have to.Terrible hotel, air conditioning didn’t work and we complained twice and finally changed our room. It rained at night and the roof was leaking and in the morning the floor was full of water and all of our clothes in the closet were soaking wet. Don’t stay there.

This hotel looks like a secluded beach bungalow but it’s right in the middle of all the business of play del Carmen. Parking is non existent unless you find a parking lot somewhere around the area. The room is small and the bed takes up the majority of the space. There is AC. The water from the faucet tastes salty like ocean water. We found a hair on the bed when we checked in. The lighting in the hotel room felt like a hospital room. For the price of the room, which was over $400, it was definitely no worth it. They close off access to the beach at 6pm so you have to go outside the hotel to get on the beach after that time. Staff was nice but don’t I recommend this hotel.

Areia beach front hotel is the former Kinta Kan Hotel which has many reviews on google. Here’s my take on it: Pro: Location - Conveniently located near 5th Ave and walkable to almost everything ( Ferry to Cozumel/ Ado bus stop, restaurants, shopping etc.) Also the beachfront was gorgeous and hotel guests could use the beach chairs free of charge. The Cabañas came at a cost of 500 MXN per person minimum spend on food and drinks. The pool area was nicely maintained and the bar staff were extremely friendly. Cons - The hotel is quite old. We didn’t have a fridge in our room and the bathroom smelled like mold. The water pressure in the shower was extremely poor and the temperature inconsistent. The breakfast options were limited to toast, beans and scrambled eggs. One day they had pancakes but otherwise that’s it. Accompanied by lukewarm coffee or orange juice. Luckily there are many food options close by and a coffee shop right on the corner.

Hotel OK, but Playa del Carmen not for everyone!

The hotel was OK, the general layout with the pool and beach club was good. The room was supposed to be a luxury suite but was tiny, particularly the bathroom. Towels had stains and the curtains were hanging off the wall. All that said, this was not an expensive hotel so for what we paid probably reflects all this. The general layout of the pool, beach bar and beach club was really nice, however it merged directly with the public beach and it was crazily busy and noisy. Lying on a lounger I could hear 3 different types of music at full volume, making for an atmosphere that only the best noise cancelling headphones could cope with. Not my idea of a relaxing holiday! We really didn't research Playa del Carmen well enough. If you are looking for "lively" and are not worried about getting any chill time then maybe you will be OK with it, but not for us. It also could be anywhere, with bar after bar and shop after shop and no real resemblence of Mexico. A few hours were enough for us and we booked a different hotel in Cozumel which was much more to our taste. For Europeans wanting to visit here for a party then you will get that in Playa del Carmen but no different than you would get in Greece or Spain. So hotel I guess OK for the money, but do your research on Playa del Carmen and check if it is for you!

This would be a fine place to stay for a night or two if you were paying $80/night. Not great, but serviceable for a short stop. However, this is ABSOLUTELY NOT A $200/ NIGHT HOTEL, which is what I was swindled out of for a 5 night stay. I stayed 1 out of the 5 nights and they refused a refund for even a portion of the time I cancelled my reservation. I spent over an hour going around and around with them. It was very loud, the pool is incredibly small and an odd yellow color, the shower head was broken and the water that did come out was warm for less than 10 min. There were drunk people yelling across the courtyard all night and you can hear every word that is said in the rooms on either side. The door to my room was flimsy with a lock that wasn’t fully operational. The “balcony” is not a balcony at all, but just a sliding door with a railing. The bar appears to be open very odd hours. Be warned- this hotel is nothing like the pictures and much more akin to a hostel I would have loved in my 20s, than the lush retreat they make it out to be. Unbelievably inflated prices, no comfort, and very loud. Save yourself the trouble and spend the extra $20/night to stay literally anywhere else.

This place didn’t have any reviews when I booked through Expedia. I was worried but decided to take a chance. The pictures of the property are accurate, but not the rooms. Our room had bugs and looked dirty. The door did not lock properly, which was a struggle. Additionally, there was no water when we arrived; it came on 40 minutes later and was very weak. I came with my two daughters, aged 14 and 24. Our rooms were near the beach, bar, and male washroom, which made me feel unsafe. There were just too many problems upon arrival, so I decided to leave! Overall, my experience at this hotel was very disappointing. I had high hopes, but the lack of cleanliness, safety concerns, and inadequate amenities made it impossible for us to enjoy our stay. I would not recommend this place to anyone, especially families. It's important to prioritize safety and comfort, and unfortunately, this hotel fell short in both areas. I hope management takes these issues seriously to improve the experience for future guests. Also the hotel had a name change only, old name is Kinta Kan Hotel. Review aren’t good at all!

Hotel is very well situated one block from ADO Bus Station Only issue was with the beach club makesh the hotel does business with them beach loungers weren’t set early in case people want to enjoy beach early they were set up between 10-11 am We had an issue we took an empty lounge chair and we were told that it was reserved we waited no one never came to claim it they just wanted to try and sell the lounge chair for the day. Politely they told us to f-off. We made a complaint to hotel and had a conversation with them few hours later they informed us that there was chairs available. Longer story short Hotel stood up for us and makesh beach club were arrogant. Special thanks to front desk and Julian maintenance guy always helpful

Upon taking the 1-hour ADO bus from Cancun International Airport to Playa del Carmen, I arrived at Areia within 2 minutes of walking distance from the bus drop-off location. Besides beaching directly beachfront, this hotel is immediately surrounded by multiple avenues of shops, cafes, and eateries. I am so thankful that Areia gives access to the beach club accessible within a few feet by the pool and daily breakfast before 11am. My room had everything I needed as a solo traveler: nice bed with great bedding, large TV with pre-built Netflix and other streaming services, small safe, simple bathroom with towels, shampoo/conditioner/body wash/liquid soap, and a desk/chair. The pool is cute and small with beach beds ready to enjoy. The only thing that I'd say is that you're obviously in the middle of the tourist avenues so outdoor music may reverb during the weekends but not disturbingly so at all. Housekeeping service was done routinely. Upon checkin, you'd get a wristband - which gives you access to the beach club open morning till early evening. Just ask for a beach towel at the front desk. I am thankful for the staff that keeps this little gem clean and safe! I'll make sure to tell my friends about this hotel.
