This is my second stay at the Roseate and it was as lovely as the first. The rooms are very cozy and the staff is incredibly friendly and helpful. The biggest bonus is having such a wonderful restaurant right downstairs. It makes the Roseate the perfect staycation, all your needs in one place! Can’t wait to return!

The historic property is conveniently located close to trams, trains, and buses. It is also walking distance from many restaurants, the City Centre, and the Walkway of Leith. The property has a lovely menu for breakfast and à la carte dining. Helpful and friendly staff. Quiet and safe location. I would recommend a stay!

Fabulous property!! Old and beautiful! Has everything you need! The breakfast was great! The location is a 30 minute walk to City Center, but the city Transporation is so easy and right in front of the hotel! Every one on staff was awesome!!

We really enjoyed our stay here. Lovely and spotless room with everything we needed. The breakfast each morning was delicious (both continental and full breakfasts terrific). The staff were great - very personable and helpful! Only thing to share as an FYI is that it is a longer walk into the city center than expected. Actually 30 minute walk to Princess and Frederick area. Bus stops right outside Dunstane House - very easy bus system- inexpensive and easy to navigate. We would recommend this small hotel and hope to stay here again

The hotel is stunning, although we were placed in the building across the road, but our room was beautiful and cozy nonetheless. The only complaint is that we were able to hear noises from the adjacent room, we were woken up by the sound of running water in their shower and grunting noises. So, better soundproofing is something that the owner of Roseate should consider for the future.

No Nespresso Machine

This is a lovely hotel, however it lacks a few things to make it ‘worth the money’. I booked a petite room (this was all that was left) which was fine I don’t need a massive room, it was however very dark and very hot. There is no air con. My biggest gripe - NO COFFEE Machine. I have never stayed in a room which cost more than £300 per night and been given powder coffee sachets! I didn’t think they still made them. The radio was a nice touch but who cares when there is no coffee in the morning.

Not quite as indicated in pics. Not worth the price…very overpriced. A wee bit off kilter. Right at us stop, very convenient. Concierge was amazing and very welcoming and very helpful. Breakfast waitress was bland and breakfast took forever to arrive. No bill credit for breakfast plan purchased but not used. No response from property re credit.
