Mixed feelings. Host Marco is great, friendly and helpful. I'd give him 5 stars if there weren't issue with the property. Room information on Expedia said room has TV but didn't. It also says it has air-conditioning but was told no no during October so not happy about having to open windows for air as the noise affected the quality of sleep.

Wir waren für 4 Tage in Venedig, das Hotel ist absolut empfehlenswert, es liegt in einem ruhigen Viertel, dennoch ist das Zentrum fußläufig gut zu erreichen. Es gibt einige nette Restaurants in der Nähe, wo man auch Einheimische trifft. Die Leute im Hotel, speziell Marco waren supernett :-)

Lovely place, very recommended

We loved every minute we spend at the B&B. Clean, warm water, good breakfast but the best thing are the hosts. The area is also recommended if you want to be away from all the tourists but with several eating options near by (especially wine and tapas bars) and walking distance to the tourist areas. Easy access from the airport via Alilaguna (water shuttle).

Un excellent rapport qualité prix. L'hôte nous a réservé un accueil parfait et personnalisé, nous a donné quelques bonnes adresses et de précieux conseils. La chambre d'hôte est idéalement située dans Venise, à la fois au calme (courette arborée) et à proximité des principaux axes (5 minutes du départ Vaporetto vers les îles / 15 minutes à pied de Piazzale Roma). La chambre est très bien équipée, et la literie est d'excellente qualité, la cerise sur le gateau c'est le petit déjeuner copieux servi sur la magnifique terrasse. Bravo Marco et bonne continuation.

This was a perfect little authentic place in Venice. We contacted Marco before arriving and called him when we arrived at the airport. He helped us with directions getting to the place and was there to let us in. The place was just as described and looked in the photos. We stayed in a room that was on the second floor, which had a bedroom and bathroom. There was another room off to the other side. The other side of the apartment was for Marco and his family. Marco had breakfast ready for his on the terrace, which was delicious and so nice! The location was a little farther from the main attractions (St. Mark's church), but it is all walkable and it was nice to be farther away from the tourist places. There were still many restaurants and places to explore close to the B&B. Wonderful place and experience!

Ok for 1 or 2 nights

A lot of positives. Our accommodation was a bedroom, sitting room, bathroom and small kitchen area with 2 hot rings and a fridge. More like a small apartment then a B&B. It was on the ground floor. Like many places we've stayed in in Italy these rooms are designed to stay cool in the summer. The downside is all rooms were very dark. We were expecting to eat in our room, (the terrace is only available in the summer) but very disappointed that we needed the lights on at all times.It made it quite depressing to be indoors.If your stay is only a day or two and you plan on being out from breakfast until after dark then this would not be a problem. The area is very quiet and there is little noise in the rooms. Breakfast was limited even by continental standards (we bought our own juice, bread, etc, which is fine by us but we were surprised there was no fruit/cheese/ham). We did ask for a coffee maker (Moka)on the first day but that did not arrive There was no toilet paper. We had to ask for the internet to be reset. The next day there was no heating or hot water, the day after we were woken at 7AM with a request for access to our room where the heating controls were as it was off again. We saw very little of our hosts other than to deliver breakfast or when we had to ask for things above. They did seem very nice and friendly when we did see them, if just a shame small things were let it down.
