We stayed at this small, quaint inn for three nights recently while exploring the Cape, and if we ever come back I would definitely stay here again. We loved the beautiful setting and the well-cared for grounds. Coffee on the balcony was a joy. The owner was so helpful with suggestions for ferries, restaurants, routes, etc... Yes, the place is a bit dated, but that's part of the charm, I think. The only thing I think should be addressed would be new mattresses.
The location is everything as it is 1 street over from main street. The room was a nice size with 2 double beds and was clean with a large private balcony overlooking the street. The room had a mini fridge, a TV with limited cable, a telephone, great air conditioning and lighting. The bathroom was small with a very small and low toilet, low water pressure and a very small shower head, but the water temperature was good. Also limited counter space. We stayed for 3 nights. We visited Cape Cod National Seashore on our arrival day. The next day we took a roundtrip ferry ride to Nantucket. The day after, a round-trip ferry ride to Martha's vineyard. Breakfast was included. We had a room on the 2nd floor which was nice and quiet.
Hotel was good overall and staff was excellent. However, I was disappointed that I had to pay $48 at checki-in for water, parking and WIFI when parking was all I wanted.
When not taking advantage of the quick walk to the beach, it was nice to have a pool specific to this property. The pool was clean and cool!

The sliding glass door to the room was broken and the room was on the ground floor. I was charged a parking fee of $25.00 a night. I find this unreasonable for a $500.00 a night room.
