"Not bad not great. The place needs some upkeep, but they trying.
You can tell at one time this was a very nice place, but that was a time ago. The beach is nice and the AC worked for the most part.
There is limited dining close by. And we did see a couple cockroaches in the place. One was huge.
For what we were doing on vacation I think I would have been happier staying at the Marriott in KK for MYR 20 less a night. "
"We had an excellent stay at the Shangrila Rada Ria hotel. The resort is extensive, offering plenty of activities. We particularly enjoyed the spa, the reserve, the pool, horse riding, and the diverse range of restaurants, including Italian, Japanese, and Malaysian options. The staff were exceptionally friendly and helpful. Special thanks to Milhan, Erly, Yadmin, and Adeline for their outstanding hospitality. We look forward to returning again. "
"We were a group of nature lovers who were using this as a three night stay to get used to the temperature and time change upon arrival in Borneo. Loved the grounds and snorkeling right from the beach. Fantastic nature center staffed by several biologists. The food options were a bit pricey but we were expecting that. The grounds were very birdy and we found two Borean Pit Vipers. The mangrove tour was fantastic. Room is very good quality for the price."
"We loved the Klagan regency. Everything about it was amazing. The staff were very friendly and helpful. We will definitely stay there again if we visit Kota Kinabalu."
"Good stay for 4day 3 nights stay its next to a shopping centre so youre not out of shopping and dinning the room is decent and clean and staff were friendly "
"Toilet has no water piping facilities..just a tissue paper for this?
Air cond position not suitable.. even though we waited for an hour, it still couldn’t feel cool in the room.."
"This hotel, at best, is a 1*. It functions more like a glorified hostel. It’s loud, very busy, and seems to be full of locals who are long-term renters. This is fine, we love experiencing locals and cultures, but it’s an odd mix when there’s chaos all over. Long queues to even use the elevator. Limited desk service so you can’t check in/out outside regular hours. Elevators so packed it’s difficult to enter with your suitcases. Very loud at all hours and not good soundproofing. Terrible...
"We would like to express our appreciation to the Ritz Residence Team for their amazing service even before arriving at Kota Kinabalu. Their exceptional service deserves a 10-star rating."
"The room was clean and well maintained. Breakfast was amazing with both western and local foods. The staff were very helpful and friendly. Thank you Nazsim. The Welcome seafood restaurant across was really good."
"Beautiful property with amazing views of the ocean. Lovely private beach within the resort which is ideal for children. The hotel staff were courteous, welcoming and ever ready to assist. True Sabahan hospitality!"

I have booked for 2 bedroom beach front pool villa to celebrate my birthday and it turns up to be a surprise proposal by my fiance. Staff is very friendly, the check in process were pretty fast but check-out process need to be improve. The 2 Bedroom beach front pool villa was awesome, overall cleanliness is good and they provide sufficient kitchenware to those who wants to cook in the villa. Bathroom comes with Jacuzzi bath tub, only things is they don't provide in house slipper and coffee tea...
If there is one thing to highlight about Bunga Raya, that's the staff: they were all really well trained, helpful and friendly - from this perspective, one of the best experiences we ever had. The ladies at the massage were also really good.
We liked breakfast a lot: great variety and quantity, I would especially recommend Tuaran mee.
The house reef has probably seen better days (condition of the corals), but you can see a lot of small fish, clownfish, rays and if you are lucky, even a green...
We had a few mishaps on check in, but the front manager, Razin, went above and beyond to make up for our inconvenience. The hotel is beautiful, we had a spacious and comfortable room, the bed great. Not only across from the street markets, it's also on the South China Sea!
We used this hotel as a stop over whilst flying in and then out of the airport the next day. 10 minutes from the airport. Clean, comfy beds and a nice shower. Couldn’t of asked for more. No breakfast but we didn’t need it as we were catching an early flight out
Perfectly located at the head of Gaya Street. The staff are wonderful and courteous. Winnie was particularly kind to me, and I had a very enjoyable experience. The beds were the most comfortable I've slept on for a long time. I wish the view from the windows was a bit nicer, but that's the only bad thing I've got to say.
Happy I stayed here.
Stayed here last year, too and liked the clean room, clean and comfortable bed, nice warm showers.
3 bottles of water everyday.
Can make tea or coffee in room with electric kettle.
Great on the budget.
Don’t expect amenities.
Lots of places to eat walking distance and Gaya street is few blocks away.
I had a wonderful stay at Promenade Hotel KK and would like to especially commend their outstanding service. When my rental car broke down during my trip, the staff went above and beyond to assist me with the tapping out issue—something that could have been a real hassle without their help. I also truly appreciated how accommodating they were with my last-minute request for a late check-out.
The level of hospitality here is top-notch, and the warmth of the team really made a difference during...
