The hotel is beautiful. Very nice caliber of people staying at the hotel. (I couldn’t say that about the Oasis Hotel next door). The restaurants at Fiesta Americana Condesa are very good and reasonably priced. The restaurants have nice views. The rooms are very nice and clean. Marble/stone bathrooms. The grounds are beautiful. The only negative is that there is Happy Hour every day from 6:30 to 8:00 on certain drinks, and the bartenders do not tell customers about Happy Hour. The spa and salon are too pricy. My girlfriend and I had the most relaxing, peaceful and stress free stay here and the staff had everything to do with it. They were sincerely nice, warm and happy to be working! The hotel itself is sooo much nicer than the pictures let on, we were both looking at each other saying, "WOW!" As for those complaining about no beach access, well, there is, they have chairs lined in sand elevated from the beach due to the waves creeping up and all the rocks in the water. So, just walk down a few steps and there you have a wonderful beach to swim in! They have 2 huge pools and a bar in one you can swim up to. The breakfast buffet was great, a chef cooking eggs, omelettes, pancakes, waffles and delicious local cuisine all to order! We had breakfast included with our room so if you can get that included it really helped us with our expenses because all we needed was a light lunch to get us to dinner (Los Almendros) have to get the combination dinner, a little of everything with house made tortillas, mmmmm. We will remember this trip forever and the Hotel and Staff deserve all the credit for such a terrific hotel!!

Our first experience was an escalator that was inop...so hot to walk the stairs, then a mixup at front desk, they wanted to charge for third person, when hotels.com said kids were free. Just paid it and worked it out later with hotels.com Pool nice, very warm water; beach beautiful to look at, but very powerful in front of hotel, could not swim. Grounds were pretty, lobby nice. Restaurants were way over priced, and very unreasonable. Our room, was facing to the lagoon, nice, but bathroom very small. There was no refrigerator that worked; just a mini bar that didn't keep anything cold. Coffee in Room-there was a charge, this really got my goat; just the principle, almost always this is complimentary. It just bothers me that hotel will charge anything to make a buck. The internet in the room worked well, but of course there was a charge. The concierge service was great and very helpful. The breakfast buffet was average but expensive in price. I think I would recommend some kind of music by the pool. The staff was very nice, except for the initial check in.

We stayed in this hotel during the third week of August, maybe because it's not a popular time due to the hurricane season, we got a very nice deal. The concierge service is extremely helpful, they provided us with a booklet that had maps and other useful tips. They also have a book filled with menus from all the restaurants around the area, and they also made reservation for us when we needed it. The pool area is beautiful, very clean and well-kept. Although the beach area is a bit small, but because it's not crowded, it was still very comfortable. We tried to get lunch out in downtown area because it's a lot cheaper and the food was delicious, but the ride took about 40 minutes. Buses are right in front of the hotel, and they came very frequently. Most small, local places don't have AC, so we usually take the food to go. Overall, we had a great time and will definitely come back!

We really enjoyed the hotel. The staff was extremely nice. The hotel itself was clean and the common areas were extremely well kept. Would stay there again.

Second time I stayed at this hotel and I will probalby go back even though it is a bit of a distance from shops, restaurants etc. due to the nice clientel here. The pool etc is also very nice and they keps the decor of this hotel in a Mexican style; yellow with flowers, cactuses everywghere. The guest are mostly from other countries and other parts of Mexico; not nessecary the US which is nice. Also no outside food, drinks are allowed by the pool area and I loved that as I get tired of the pools where guests bring in pizza hut & 12 packs of beer. This place is more up-scale with a great mix of people and attentive staff.

The quality of the room, the friendliness of the staff and quality of the food (we took advantage of the breakfast buffet every day) were outstanding. From other reviews, we had some concerns about the "time-share" pressue but we said "no thanks" at the start of our visit and it wasn't a problem. We really enjoyed the staff - particularly around the pool area - they went out of their way to make sure we had a great time!! The weather was wonderful and water views spectacular - we'll go back.

For the cost, the hotel was amazing. The pool area was breathtaking. Plenty of areas to lay around and soak up some sun. The only downside to the hotel is that there is no real beach area now because it had somewhat eroded away but you still have some areas for beach access. Other parts of the hotel more then make up for it. Restaurant prices are extremely affordable, surprisingly cheap. When booking make sure to book to include breakfast well worth the few extra bucks. Like all resorts everything you do at the resort can be charged to room.

Less than a ten minute drive from the airport. They cater to you 24/7, no matter what time it is. The room is constantly kept neat and clean by the staff. Located not far from the main attaction area (Downtown).

breakfast was excellent, hard working staff - very nice stay, bus right outside hotel, not far into town, excellent value for money would recommend if on a budget can't go wrong

as that is a scam; you'll have to sit through a time share and if you do it at the end you will not be able to use your credit; must be done the first day of your stay or so. Otherwise a great hotel; a bit far out but we enjoyed the pool, beach and restaurants.

The rooms, particularly the baths, are small for a family, and the balcony was only 6 inches wide. The service was good, but given the holiday, the room rate was very high for what you got.

As you as you step through Mexican Customs EVERYONE You in encounter is looking for your money. The Fiesta Americana website says that transportation is complimentary if you are staying at their hotels - You Have to Have a VOUCHER! The vultures at the shuttles outside said they were F.A. reps and then charged $68 dollars - then the driver expected a tip! This sheister said the hotel would reimburse us. No one at the hotel knew what we were talking about. The standard rate to/from the airport should be $25. You have to keep small money on you at all times because everyone wants you to tip them. Be warned of the aggressive Fiesta Americana Vacation Club reps who have nothing to do with the hotel chain itself. They just waste your time. When you say you aren't interested - they get offended.

It was a wonderful room, perfect for our Honeymoon with a gorgeous ocean view, balcony jacuzzi and all the facilities the hotel provides. Don't forget to visit the restaurant for dinner with the best AUTHENTIC Mexican food from Yucatan. The spa service is wonderful and reasonably priced... at least for SF Bay Area standard prices. The only negative think I can say is the hotel really tries to get your very last dime. Even staying in a governor $$$uite we didn't get a single complementary bottle of water.

We had read some questionable reviews so we were not sure what to expect. What we found was an extremely nice hotel with beautiful accomidations on a beautiful beach. Service and food was excellent. I would go back again if given the chance.

The room we were provided initialy did not have adequate air conditioner cooling, the patio door came off track and was so hard to open after repaired that wife and kids could not open and small bugs were crawling throughout the room. Asked for and received another room with balcony which was much cooler and door worked properly. Still had a few bugs but not bad, however, the furniture was dated and bathroom was extremly small. Beach is small with rocks making swimming difficult. Pools were nice,resort was clean overall and staff provided good customer service. Overall, not a bad value.

WHEN IN CANCUN YOU EXPECT TO GET IN THE OCEAN. NOT AT THIS HOTEL TOO MANY ROCKS AND NO BEACH. I WOULD RATHER STAYED CLOSER TO TOWN WHERE THE ACTION AT. SWIMMING POOL WATER WAS WAY TOO HOT!! IT WAS LATE JULY BUT NOT REFRESHING AT ALL. THE HOTEL WAS VERY PRETTY AND SERVICE WAS GREAT AND BUFFET VERY GOOD.

Very friendly, and helpful staff. The pool is very nice, and large. The ocean is beautiful right there, but there are just a few rocks, but move a few feet and you can swim. The rooms are clean, and nicely decorated. The beds where terrible though. The location is very quite and peaceful, with everything still close by. Nice hotel!

I will tell everyone I know when they go to Cancun to stay at the Fiesta Americana Condesa and book it through Hotels.com. I can't believe the rate I got, and how perfect the hotel was... We stayed down near playa del carmen and came up one night closer to down town Cancun, and I really wish I would have know the this hotel was going to be this nice or I would have stayed longer. Then, the car service our travel agent sent came a half hour earlier then scheduled and left before we got there. The hotel bell men told us when we gave them the name of the service. They jump on the matter right away without us asking for help and called a few places with similar names until they found the right service and got them to send another car over right away, so that we could make our flight. I really couldn't believe how helpful and proactive they were...awesome...we probably wouldn't have made our flight and it was the last one out with a connection. Easy bus down town, nice beach, reasonably priced quality food with good service out on the beach loft under their straw trees. Pool was pretty neat too..my wife and i really enjoyed it...the concierge recommend the perfect restaurant for what we were looking for too.

Great corner room with a large balcony & outdoor jacuzzi tub. Our room had a view of the pool area and of the ocean. Great pool area. At the lobby bar, we had the absolute best margarita I have EVER had. Reasonable prices. Definitely would stay again.

This was my third stay at the Condesa. I've stayed in the Fiesta Americana Grand Coral Beach which is a higher class hotel, but I love the Condesa more. The Condesa is in a better location, away from commercialized downtown Cancun. It has a wonderful ocean front and has a very warm charm to it. I highly recommend this hotel.

The hotel is a pretty old construction and doesnt look like a 4 star. We stayed at Fiesta for six days and we had to change four rooms. None of the rooms was in good condition. Some of the problems were - noisy AC, AC not working, toilet flush not working, no hot water, no iron...and a whole lot of such things. The hotel staff was not at all cooperative. No one was sent to the room to address the complaints we made. The room service had no schedule....sometimes it would come 3 times in a day, and sometimes just once. They would knock on the door once, and if you are asleep, they would open the door and get in. They do not inform you about the discounts about your stay at the time of check-in. They would inform you about the discounts only during check-out and then they would say that its too late to apply the discounts. The only good thing was the food and the swimming pools. Needless to say, the hotel is not worth the price.

Bathtubs were dirty, balcony door did not lock

The Fiesta Americana Condesa was exactly what we wanted for a restfull and relaxed stay in Cancun. The food and services were outstanding and the staff was very professional and helpful in meeting all our requests. Even in the midst of their prime tourist season, we did not experience a crowded or hurried moment.

My wife and I loved the Fiesta Americana Condesa Cancun Hotel. Great facility as rated above. The only complaint I have is the tremendous persistence of the hotel to have their guests sign up for a time share condo apartment and not letting their guests simply enjoy their visit to Mexico. This also applies for all the other 'pushy' salesmen at the airport attempting to do the same with incoming travelers. Other than how bothersome this was to my wife and I the hotel was excellent.

We overall really liked this hotel. The breakfast buffet was really nice, my child liked the pool, wireless internet access was flexible and reasonably priced. The only problem we had was with power - we lost power in our bathroom and then at one of the outlets.

It is a nice old well maintained hotel.Personnel are very helpful. Hotel's restaurant,business center,shops and room minibar prices are outrageous.Be aware.Pool party went out of control / too loud after 10:30pm. We would rate this hotel as a three star and not a bit more.

More appropiate for adults. Not real fun but very nice!

Beautiful hotel and facility, however, they nickel and dime to you death with everything. The in room 2 cup coffee pot had a charge of $4.20, ridiculous.

Stayed here for business. Older hotel but rooms are nice, spacious and very clean. Payed for a partial ocean-view but very dissapointed with the location. The Oasis hotel grounds were nice, but there was some type of generator on the entire day. After working all day, I was looking forward to relaxing with the sound of the ocean, but with this noise, I had to keep the sliding door closed during the entire stay.

First: Have friendlier people at the front desk, the ones that I dealt with were pretty stone faced (I didn't feel the warmth of Mexico. Everyone else was great. Second: Bring in some Mexican Abience. Where is the Mexican music? Where are the Mariachi's?. They should bring in some musicians to the bar in the evening for Happy Hour. The bar is dead and most of the music I heard outside and in the bar was not Mexican. We go to Mexico to be surrounded by the culture and I didn't get any at this hotel. This hotel is in a great location, the rooms and the grounds are kept very clean, no complaints there. The snacks in the room are outragously priced...don't drink the water or eat the snacks in the room and if your going to take your own you must sneak them in. Over all it is a great hotel as 4 star hotels go, also has a great buffet for the money. If you're looking for authentic Mexican food this is where you'll find it. Don't bother going anywhere else. You must have the Mexican coffee.
